Pre-Construction Services

Our pre-construction services focus on providing accurate budgets based on plans available at each stage of the design process. To provide superior pre-construction service, we integrate the estimating and management team into the design process by attending all preliminary design meetings for the project. These meetings provide our teams insight into the project objectives, the owner’s expectations for the project’s intended use as well as the level of finishes desired. We utilize key subcontractor input by leveraging our long standing relationships within the local subcontractor community. This level of interaction eliminates miscommunication. The interaction early in the process allows the project to be viewed from all sides, evaluating the end users’ requirements, design elements, constructibility, and the overall economic goals.

Construction Budget

Cost management begins during the design stage by providing the project team with our analysis of building systems. This includes alternatives in building structures, exterior skin, finish selections and building services. An initial component budget is established early so the Owner can make decisions and to steer the team to achieve their goals in an expedient and cost-effective manner. J.D. Beam provides the team with updated construction estimates as needed to identify potential areas that need to be addressed because of cost or constructibility issues.

 

Value Engineering

J.D. Beam’s approach to value engineering involves understanding the owner’s intent for the project, analyzing the Architect’s drawings and providing the Owner with a list of options that might be incorporated into the Architect’s design. We will research the suitability and application of specific components to this project, considering both durability and life cost analysis. All studies are researched and evaluated then provided to the project team for review, consideration and team approval.

 

Constructability Issues

Our staff will review the construction documents to ensure the practicality of installation and coordination. As items are identified, we will advise the design team of our findings and assist in finding a solution. These reviews focus on details that may be excessively expensive or extremely difficult to construct and coordinate. This results in greater efficiency in the field and savings to the final costs. The reviews lead to fewer requests for information, improved quality, efficient schedules, and superior coordination to reduce the owner’s exposure to costly changes and delays.

Design-Build Services

Design-Build is a project delivery system that makes the General Contractor the single entity contractually responsible for designing, engineering, and construction.

We provide design-build services as an option for clients that wish to have a single point of contact, minimize risks and reduce delivery time by overlapping the design phase and construction phase. Under J.D. Beam’s approach, the issue of who works for whom is not critical. How effectively the team works together is very critical. We bring all firms together to achieve one goal, to provide outstanding service to the owner.

J.D. Beam brings multiple architect partners to the table under the design-build approach. We have specific architects that we use for each type of project. This categorizing of architects ensures that the architect we partner with has extensive knowledge of the particular needs that the project requires.

About 25% of all of our work is completed through a design-build contract.
